1) Tenant Acquisition: In order to fully advertise your property, we will place your rental listing on our web site, within the local newspapers, and on craiglist.org. We will also put a sign and flyers on the property, and keep informational sheets in the office for those who come in our door.
2) Quality Tenants: In order to find the best quality tenants, we will have them complete a full rental application. Our manager will review their credit, landlord and employment verifications for the last two years, and personal references
3) Property Maintenance: We believe maintaining your property is the number one concern. In order to do that, we inspect your investment property on a quarterly basis. We will schedule all repairs to be completed by only licensed, insured, and bonded contractors. For any large job you would like to have done, we will obtain 3 bids for your review and approval. We will never have add-on charges to any invoices!!
4) Accounting: We will provide you with easy to read monthly accounting statements which look like your general check book register. We will provide you with copies of all invoices and the checks that paid them. We also will complete your 1099’s at the end of every fiscal year, and provide you or your accountant with a year to date expense distribution. We are also set up to directly deposit your proceeds into your account.
5) Property Acquisition and Liquidation: Should you ever find yourself in a financial or tax situation that requires you to purchase or sell a home, we also have a complete sales staff experienced in handling all property acquisitions or exchanges.
